PRACTICAL GUIDANCE

Understanding
Awaab’s Law.

A starting point for council and housing association tenants in England.

What is it about?

Awaab’s Law introduces set responsibilities for social landlords to investigate and make safe specified hazards. The first requirements came into force on 27 October 2025.

The rules have a phased scope. The type of hazard and the household’s circumstances matter, so use the current government guidance to check what applies.

What should you do?

Report the problem promptly, describe any urgency and keep a record. Tell the landlord about relevant circumstances that could affect its assessment of the hazard.

If you are unhappy with the response, consider the landlord’s complaints process and the available advice routes. Do not wait for a claim assessment before reporting an emergency.

Use the current official guidance.Government guidance explains covered tenancies, hazard categories, timeframes and possible next steps. It is the best place to check updates to the phased requirements.

Does this automatically mean compensation?

No particular outcome is guaranteed. Whether a legal claim is appropriate requires an individual assessment of the facts and evidence.
